Before the regular Planning Board meeting on Monday, March 15, there were two public hearings regarding Scott Newell applications to subdivide two pieces of property that he owns. The first hearing pertained to 204 Pond View Road. The piece of property isn’t lakeside and is currently 13.25 acres. Newel wants to divide the property into 6.83 and 6.42 acre lots. David Hunt of Jay Hakes Road was present to express his concern about the environment and make sure that with the dividing of these properties no swamp or forest would be disturbed. Newell had a big overview of the map and showed Hunt that no important environmental feature would be disturbed by this subdivision. Hunt’s worries were laid to rest.
Next was a public hearing on Newell’s land on South Long Pond Road. The land is currently 13.62 acres, and he wishes to subdivide the property so he can sell his residential home that is located on one part of the subdivision. The subdivision would be the residential home on 3.36 acres with the other piece being 9.99 acres with lakeside and roadside frontage. Once again, Hunt expressed concern about the features of the land and again, Newell showed him that everything was okay. After this process, this public hearing ended, and the regular meeting began.
The hearings were followed by a short and sweet Planning Board meeting for the month of March. New business consisted of considering approval of the subdivisions previously discussed. Minor subdivision of lot 6 (the first public hearing) was approved. The second subdivision (the second hearing) was tabled. The Planning Board told Newell that he needs to notify the Hemlock Homeowners Association of the subdivision before it can be approved. Other than Newell’s subdivisions, there was no business, and the meeting was adjourned.
