Hoosick Planning Board Action – October 2011

The subdivision of a 224.45-acre parcel in Eagle Bridge was approved by the Hoosick Planning Board Tuesday.
The new parcel is located off Route 67. Totaling about 154 acres, it will be sold to the Ziehm family for agricultural use.
Last month the subdivision was proposed by George Holbrook, attorney for Greta Daun, owner of the property. Planners, at that time, had concerns about access to the land.
On Tuesday, Holbrook told planners that the property can be accessed via Daun Lane, a road maintained by the Town. Greta Daun will retain the remaining 70 acres.
Cooney Subdivision
The Planning Board also approved subdividing about three acres from land owned by John Cooney on Wilson Hill Road. The land will be transferred to his daughter, Megan Cooney.
Baker Proposal
Paul and Laura Baker proposed dividing a piece of land given to them by Margaret Cottrell, Laura Baker’s mother.
Planners suggested a boundary line change for a portion of the property adjoining land already owned by the Bakers and a family subdivision for a slightly more than five-acre piece of the land located across the road.
Planners are expected to take action on the plan next month.
Luke Plan
Holbrook, representing Christopher Luke, proposed that a 3.88 parcel of land on Tate Road be divided off land owned by Christopher Luke, Paul F. Luke and Philip Luke. Christopher Luke already has a house built on the parcel.
He also requested that the division be considered a simple subdivision but with the stipulation that if the Town officially changes the law for a family subdivision it can be changed so as not to restrict future subdivision of the property.
Currently for a family subdivision, a minimum of five acres must be divided from the main parcel. In its July meeting, the Town Board agreed that the acreage minimum be dropped to two acres. According to Holbrook, the Town has not yet taken action on changing that law.
Action by planners is expected next month.
