Hoosick Planning Board Meets And Approves Two Simple Subdivisions

Edward Hanselman and his son appeared before the Board at its special meeting on Monday, September 25, regarding 17 acres on Bovie Hill Road. The Board first approved a boundary line adjustment on the property and then approved the division of the property into two lots for a simple subdivision. Paul Lemperle appeared before the Board regarding 17 acres on Babcock Lake Road. The Board approved the division of the property into two lots making it a simple subdivision.

Before the close of the meeting Planning Board Attorney Denis King told the Board he had received a letter from Kenneth Brownell of Vangard-Fine LLC inquiring if the commercial site of the former ERC Warehouse on Route 22 was too small for a new business as it is less than two acres. King gave Board members a copy of a letter he had drafted in response. The letter stated that by today’s regulations it is too small. However, the property met all the requirements at the time when it first became a business location many years ago. The property is a stand alone lot, he said, that only needed a site plan review to meet the necessary requirements for a replacement business, which will be a Dollar General store. Essentially, the property is grandfathered by the old law. The Board approved King sending the response.
Brownell is the developer of the Baker Nursery property that is the site of the upcoming Family Dollar Store.[/private]
