Alex Buell of Sequence Development was kept busy on Saturday morning, January 17, as a steady stream of people of all ages came to the Open House in the Monahan building on John Street. One woman wanted to see how the apartments looked today as she and her sons had lived in the entire second floor 20 years ago.
[private]Today the apartments retain the old high tin ceilings. They are fresh looking, light and airy with interesting layouts. Buell said some people filled out rental applications after seeing them. The four available one bedroom units on the second and third floors range in price from $850 to $1,000 a month and include heat, hot water, cable and wifi. Tenants are responsible for electric charges. All the units have access to a free washer/dryer. The apartments can be rented furnished or unfurnished.

Buell also had plans for Parsons Corner for people to look at if they were interested in leasing any of the three new apartments that will be above the commercial space under construction. Buell said he was open to change in the layout of the two one bedroom and the one 1,500 square foot loft apartment if someone was interested in signing a two year lease now. Commercial Space
Buell is excited about the building under construction next door to the Monahan.
“We are keeping the integrity of the commercial buildings here as we have done in other communities,” said Buell. “We want this new beautiful building to be a beacon for Hoosick Falls.” They are investing a good deal in that little corner. Buell anticipates costs for the project to be 1.3 million dollars, over and above the $650,000 NYS grant. Between Parsons Corner and other projects underway Buell estimates that Sequence Development will be doing about 95 million dollars in development work in 2015.
A later than anticipated closing date and freezing cold weather have put a delay on any further construction on the Corner at the moment. “It’s one thing to pour footings in this weather, because they can be covered. Pouring walls is out of the question,” Buell said. They expect the project to be completed by mid-summer. “There’s nothing we can do about it,” Buell added. Since Jeff Buell is co-owner of the construction company with his childhood friend David Hubbard, there is little chance GSD Construction won’t be around to finish the job.
Right now Sequence Development is looking for tenants for the two commercial spaces, the one in the Monahan building and the other in Parsons Corner. “We are looking for someone in the community,” said Buell. “We’re looking for someone we can believe in and then give them a chance.”
Everyone Helpful
Buell added that everyone, from Building Inspector Ed King to Mayor David Borge to the Highway, Water and Sewer Departments have been very helpful in getting Sequence Development through the local quirks, rules and regulations.
Buell believes this project will be a catalyst for future development in Hoosick and Hoosick Falls and will add support to the community’s Hoosick Rising efforts.[/private]
