A Minor Subdivision Is Brought Before The Berlin Planning Board

Ron Levi of 465 Cherry Plain Hill Road is seeking the approval of the Planning Board to divide his 160-acre lot into two parcels, one being a 27-acre parcel and the other being the remaining 133 acres. [private] He plans to use a roadway currently traversing the property as the dividing line. Levi was represented at the Planning Board meeting April 27 by Surveyor Fred Haley, who said there would be no additional building construction and no change in land use.  He presented the Board with maps of the proposal and asked if a public hearing would be necessary.  Board Chairwoman Pamula Gerstel said she checked with Rensselaer County and informed Haley that a Public Hearing is needed. The Board set 7 pm on May 25 as the time for the hearing, which will be held in the meeting room of the Berlin Municipal Complex.  The Board also accepted the application and the short form SEQRA review, which is also required.

The Board then heard an inquiry from Leonard Nicpon of Greenes Brook Road about splitting his 3.1-acre lot. Since zoning regulations in that area require each parcel to be at least 3 acres, the Board informed him, he would first have to appear before the Zoning Board of Appeals, and if they were to grant the required variance he could then re-approach the Planning Board with his proposal.  The Board next meets on May 25 at 6:30 pm.  [/private]
