Another Distribution Facility is in the Works

The creation of a proposed sales distribution center by Scannell Properties was a significant topic of conversation and concern at the March 1 Schodack Planning Board meeting. Julianne Drive residents voiced concerns in the public comment period about various issues with the Amazon property ranging from light and noise pollution, to water quality, to traffic and pedestrian problems. They requested that the Board ask the candidates “tough questions” and have a “complete understanding” of the application’s intent before they approve any proposed projects.
The proposed approximately 250,000 square foot sales distribution center will be on a 55.9 acre lot on NYS Route 150 and will be around 800 feet west of the Routes 9 and 20 intersections. It will include 78 loading docks, 294 trailer spaces, and 442 employee parking spots. The access road to the approximately 50-foot single floor facility will be placed on Route 150 with three driveways and will include a full sprinkler system, a public transportation drop-off area, and two guard shacks. The project presenters did say that they will be completing comprehensive environmental and traffic studies as they move forward with the project. They requested that the board “consider being lead agency under State Environmental Quality Review Act (SEQRA) to begin the review process.” The presenters assured the Board that they would receive “detailed information as we move forward” when members asked for clarification about buffers and traffic impact.
A Public Hearing was also set for April for the Green Dale Community Solar Farm on County Route 32. The joint project involves both the Kinderhook and Schodack Planning Boards, with Schodack being the lead agency. Engineer Ron LaBerge said that the “project is gelling” but that the applicant will need to keep both Boards up to date so that “we don’t step ahead too far.”
The Board approved being the lead agency on the Hart Commercial Business Park project’s updated site plans. The owner donated a small piece of the property to the town to assist with snow removal, and the Board expressed its appreciation for his donation.
A final item approved was a change of tenancy at 81 Miller Road. The old 3,100 square foot Community Care suite that has been vacant for four years will now be Where Smiles Grow Pediatric Dental, headed by Dr. Jason Decker. He has a headquarter office in Latham at Century Hill and a satellite office on Delaware Avenue.”
