Following a sidewalk to nowhere issue and delays over sewer design and easements, Paulsen Development’s application to construct a two-story medical building at 112 McChesney Avenue gained conditional approval from the Brunswick Planning Board at their Thursday, December 15 meeting. Those conditions were numerous, however.
Water and Sewer Department Superintendent Bill Bradley has given his approval to the preliminary sewer design, although he must still sign off on the final drawings before any construction can begin. Sewer line easements must also be obtained, however the neighboring property owners have sent the Town letters of consent. A $3,000 escrow account to pay for inspection of the sewer work must be established. Work permits from Rensselaer County and the New York State Department of Transportation are another requirement.
The larger expense for Paulsen Development involved that sidewalk to nowhere. The Board required a $10,000 non-refundable deposit be in place to construct the sidewalk along McChesney Avenue on their property, should a sidewalk be built from the Walmart entrance to Hoosick Road. The developer previously obtained a variance from the Zoning Board of Appeals for the height of the building.
Paulsen Development plans to construct the building in conjunction with New York Ortho that will house offices on one floor and a same-day surgery center on the other.
